Major public infrastructure now needs to make a tangible shift: reduce consumption and emissions and modernise system management. FM took on this challenge alongside the North Adriatic Sea Port Authority, upgrading the energy performance of its office buildings through two complementary phases.
The starting point was a complete office lighting upgrade: replacing all existing luminaires with new high-efficiency LED solutions to improve lighting performance, significantly reduce electricity consumption and lower routine maintenance costs.
The project then developed into a more ambitious solution: implementing ECSystem to take the upgrade further and transform the buildings into intelligently managed, automated environments.
This second phase centres on centralising and automating lighting, heating and air conditioning management. Occupancy sensors switch systems on and off automatically according to actual space usage, eliminating waste, reducing operating costs and freeing staff from manual checks.
ECSystem also monitors performance. If anomalies or malfunctions occur, it automatically generates real-time alerts, enabling rapid intervention and preventing faults that could affect office operations.
The overall project directly addresses the Authority's regulatory obligations for energy efficiency and greenhouse gas emission reductions, turning them into practical technical solutions and tangible benefits: lower consumption, better control and greater sustainability.
